GENERAL SUMMARY OF RESPONSBILITES:


Prepare mortgage loan applications for underwriting by gathering and obtaining required information in order that prudent lending decisions can be made. When necessary, Mortgage Loan Processor will also assist other Retail Lending personnel in various duties to ensure the successful operation of the department.



  • Completes the required mortgage loan processing following the receipt of an application. This would include but not be limited to the following:

  • Downloads the application from PowerManager into the loan processing system when applicable.

  • Reviews initial application to determine if it appears the borrower and subject property conform to product selected. This requires an in-depth knowledge of Freddie Mac requirements, Rural Development requirements, FHA requirements as well as our bank's portfolio product requirements.

  • Prepares initial disclosures when applicable and prepares all revised disclosures.

  • Ensures accurate data entry and transmission of files to obtain the required automated underwriting system output

  • Orders credit reports when necessary

  • Orders flood determinations

  • Orders private mortgage insurance when applicable

  • Processes IRS and Social Security forms

  • Prepares and/or requests necessary documentation to satisfactorily verify assets, income and liabilities. Works closely with loan officers to determine adequacy of documentation received.

  • Prepares daily exception reports and follows-up on any delinquent items.

  • Prepares final application, final AUS output and forwards file to an underwriter.

  • Uploads files to Rural Development Agency when applicable.

  • Assists underwriters with commitment letters, written counter-offers, and denial notices.

  • On a monthly basis, review Class 07 loans to ensure a 1099-S will be generated for reportable loans or that we have the appropriate Seller's Certification for exempt loans. An audit should also be made to determine that both the check payment restriction code as well as the check payment code is correct. Responsible for contacting Loan Post Closing to setup payment method for those loans that do not have an Automatic Transfer Authorization as method of payment.

  • As required, backs-up Senior Loan Processor/MortgageBot Specialist. This would include:

  • Monitors autonotifications received from MortgageBot to determine proper action.

  • Assigns incoming applications to loan officers and to processors.

  • Monitors 800 line into the department.

  • Assists loan officers with technical issues or questions concerning the Bank's various investors and data entry into MortgageBot LOS.

  • Cross-sell bank products and services in a professional manner.

  • Complete required training associated with job function.

  • Performs other related duties as assigned.


SKILLS AND ABILITES REQUIRED:



  • Ability to prioritize as well as work with a high degree of confidentiality, integrity and accuracy.

  • Good communication and organizational skills to work with bank customers, real estate professionals and other bank employees.

  • Good computer skills.

  • When necessary, the availability to work earlier or later than the normal work day.

  • Adequate knowledge of both internal policies and procedures and the respective state and federal laws and regulations governing departmental functions to ensure performance of individual job duties within the proper control environment.


EDUCATION/TRAINING REQUIREMENTS:


Specialized education/training normally acquired through two (2) plus years' experience.
