Job Description:



ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following (other duties may be assigned):


  • Train staff in the proper and safe way to perform their duties

  • Plan, prioritize and delegate work assignments.

  • Identify resource needs and allocate resources accordingly.

  • Manages the formation and distribution of Work Orders, (service, repair and preventive maintenance) and insures timely completion to quality standards.

  • Implement and operate an effective preventive maintenance plan.

  • Inspect the quality of the work performed by subordinate team.

  • Perform rounds to proactively identify site improvements.

  • Ability to manage to a budget.

  • Generate / create reports from the Computerized Maintenance Management System

  • Monitor and control supplies and equipment; order supplies and tools as necessary.

  • Manage and coordinate activities of local service providers and/or subcontractors.

  • Answer questions and provide information to the public; investigate complaints and recommends corrective action as necessary to resolve complaints.

  • Oversee small capital projects.

  • Provide excellent customer service.

  • Responds to emergency situations during and after hours.

  • Other similar responsibilities…


SUPERVISORY RESPONSIBILITIES:


  • Oversee team(s) of hourly supervisors and employees.






QUALIFICATION REQUIREMENTS:

EDUCATION and/or EXPERIENCE:


  • Individual must have proven supervisory, administrative, and communication skills along with an Associate's degree (A.A.) or equivalent and three years related experience; or equivalent combination of education and experience.


COMPUTER SKILLS:


  • Competent with Microsoft Office, including Word and Excel. Experience working with Computerized Maintenance Management Systems and Building Automation Systems may be required.





LANGUAGE SKILLS:


  • Ability to read and comprehend simple instructions, short correspondence, and memos, Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees or the organization.


PHYSICAL DEMANDS:
